Lavida Properties Inc. provides the Lavida Platform for property, rental, and service workflows. This page explains responsibilities when using the Platform and how to report concerns. It does not certify a user, property manager, service provider, or property as legally compliant.
Lavida's responsibilities
Lavida is responsible for the laws applicable to its own activities, including handling personal information, protecting information in its custody or control, and meeting applicable consumer obligations. User responsibilities do not remove Lavida's own legal duties. Our policies describe the information we collect, consent choices, purchases, cancellations, and refunds.

- Platform Services Terms: account authority, permitted use, payments, cancellations, and responsibility for property activities.
Property managers and service providers
If you manage property through the Platform on behalf of a property owner, you must have that owner's authority and meet the legal requirements applicable where the property is located. You are responsible for any required professional licence, registration, insurance, and permission to perform your work, and for complying with applicable tenancy, privacy, human rights, safety, and other laws. Service providers are responsible for the requirements applicable to their services.
Requirements can differ by province, activity, and property type. Using the Platform does not grant permission to operate or replace agreements with clients. Lavida provides software to independent property managers and does not market or recommend them to client landlords.
Landlords and property owners
You are responsible for selecting and authorizing a property manager acting on your behalf through the Platform. You must ensure the property manager you engage meets the requirements applicable where your property is located, including licensing or registration when required. You remain responsible for your own obligations as a landlord or property owner.
What verification means
Lavida checks identity and account authority where required by a workflow. These checks do not verify professional licences, certify qualifications, endorse a user's services, or establish compliance with every applicable law. A submitted document or an account status must not be represented as Lavida's professional certification or regulatory approval.
Records and responsible use
Lavida records Terms acceptance and maintains activity and audit records for supported workflows. Records can assist with security, operational review, and disputes; they do not establish that every action was lawful or that every document is authentic. Users must provide accurate information, respect access permissions, and have authority and any required consent to upload or share another person's information. Access and retention are described in the Privacy Policy.
Report a concern
Report suspected misuse, unauthorized access, or other Platform compliance concerns to compliance@lavidaproperties.ca. For personal information requests or complaints, contact privacy@lavidaproperties.ca. Include the relevant account or transaction reference and a brief explanation. Do not email passwords or unnecessary sensitive documents.
Reporting to Lavida does not prevent you from contacting an appropriate regulator or exercising your legal rights. In an emergency or immediate safety threat, contact emergency services.
