Lavida Properties Inc. uses cookies and browser storage to run the Lavida Platform. Optional analytics run only after you accept them. You can decline or change your choice using the Cookie preferences control on any page.

What cookies and browser storage do

Cookies are small files a website stores in your browser. Local storage keeps information on this device between visits; session storage normally lasts for a tab's browsing session. Browser session restoration may keep session information longer. This policy covers these technologies on Lavida websites and the Platform.

Essential storage

• Sign-in cookies keep your account session active. The access cookie (accessToken) lasts up to 15 minutes; the refresh cookie lasts up to 30 days. The refresh cookie name depends on the deployment. Signing in or refreshing your session can renew these periods.
• A two-factor trust cookie (lavida_2fa_trust), when used, lasts up to 24 hours.
• Browser storage can retain account details, your sign-in choice, account preferences, notification settings, and unfinished onboarding, rental applications or lease drafts. Session storage normally ends with the tab session; local storage has no automatic browser expiry and remains until the feature removes it, you remove it, or you clear site data.
• We store your analytics choice in local storage (lavida_cookie_consent_v2) until you change it or clear site data. This preference is specific to this browser and device.

Essential storage supports requested features and security. Clearing it may sign you out or remove unfinished work saved only on this device. Avoid saving sensitive drafts on a shared device.

Optional analytics

• Google Tag Manager is a tool for loading configured tags. Accepting analytics allows the browser to contact Google to load it, which can disclose technical information such as your IP address and browser details. Any measurement tags it loads can collect additional usage information and set cookies; their storage periods depend on the configured tags.
• Lavida listing-view measurement helps measure interest in listings. It records the listing viewed and a random identifier, combined with the date, kept in session storage as lavida-listing-view-session. The identifier is sent to Lavida only after analytics acceptance and is removed from this tab when you decline analytics.

We do not load Google Tag Manager or record listing views before analytics acceptance. Operational performance and security events may still be processed to run and protect the service.

Accepting analytics is not permission for advertising or unrelated profiling. For information about personal information, service providers, processing outside Canada, and retention of server records, see our Privacy Policy. Browser storage expiry does not determine how long a server record is kept.

Change your choice

Open Cookie preferences to accept or decline optional analytics. If you withdraw acceptance, the page reloads to stop optional tags already running in that tab. Cookies already set by a tag may remain until they expire or you clear them in your browser settings.

You can also block or delete cookies and site storage through your browser settings. Blocking essential storage may prevent sign-in or other requested features. Clearing site data removes the saved analytics choice, so we will ask again; optional analytics remain off until you accept. Withdrawing consent stops future optional measurement and does not automatically erase information already collected.

Changes to this policy

Each published version shows its effective date. We will explain material changes and request a new choice where a new optional purpose or disclosure requires consent.
